Cell At Auction LLC is pleased to offer the opportunity to acquire a 99-year American  Tower Site Lease easement in Coachella, California.  American Tower purchased the SpectraSite Portfolio of towers in 2005. The Ground lease was initially entered into in 2002 with SpectraSite. The initial term was for 10 years at a base rent of $12,000 annually (paid monthly). There are two additional ten (10) year renewal terms. On each 5- year anniversary there is a 15% increase. In addition, there is a $200 monthly co-location fee for each additional carrier with similar term increases. Assuming all the renewal terms are exercised, the current site lease will continue until 2032.
