Cell At Auction LLC is pleased to offer the opportunity to acquire a seller owned tower currently leased to Crown Castle Tower  In Rolling Meadows, Illinois.   

Original lease was signed with Pinnacle Towers  in May, 2000 with an initial term of three years with two successive three year terms.   Rolling Meadows is a city in Cook County, Illinois, United States. It is a suburb of Chicago. Per the 2020 census, the population was 24,200. The rent currently is set at 65% of the Gross Monthly license fees.  The Gross annual rent is $177,744.24.   The second and last amendment was signed in May, 2012 between D.S. Holdings (the previous owner) and Pinnacle Towers.  Crown Castle International Corp. (CCI) acquired Global Signal, formerly known as Pinnacle Holdings, in January 2007.  This commenced on June 1, 2012 and extended the lease for 17 years due to expire May 30, 2030.   There is no Right of First Refusal.

The tower is separately metered for electric and currently paid for by the tenant Crown Castle.   There is no provision for real estate tax prorations and there is one Tax ID and are paid by the property owner.
