Cell At Auction LLC is pleased to offer the opportunity to acquire a 99-year Crown Castle Site Lease easement In Westwood, MA.   The initial site lease was entered into between First Baptist Church of Westwood and Omnipoint Communications for an initial five years with four (5) year renewal options dated November 5, 2000.  The base rent was $1,800 per month.   There is a 20% rent increase per term renewal option.   There was in addition a provision for an increase of the rent for a third party tenant on the tower.   A second amendment was entered into between First Baptist Church of Westwood and T-Mobile USA Tower USA on November 12, 2013 adding an additional 8 five year extensions which would last until November 30, 2056.   In paragraph 5 language was added to include a 40% revenue share for the first subtenant, 45% for a second subtenant and 50% thereafter.  In addition, a Right of First Refusal was added to this first amendment.   Offers may be presented on the basis of a one – time lump sum payout or multi-year (5-10-20 years) payout.    The town of Westwood is located 13 miles southwest of Boston.
