Cell At Auction LLC presents the opportunity to acquire a Crown Castle owned tower ground lease site easement in Naperville, Illinois. The original lease was dated on September 21, 2000 with Sprint for an initial term of five years commencing March 15, 2000 with eleven additional five year renewal terms. Commencing 9/1/09 the monthly rent each anniversary date increased based on the CPI not to be less than 1% or to exceed 2.5%. Effective 9/1/08, the new base rent was $1,749, a 6% increase from the current rent. Effective 9/21/25 a onetime 7% increase will take place. The current rent is $2,326.67 There is a Right of First Refusal.   Offers must be submitted in the format of an executable Letter of Intent.
